  • For serviced Offices it’s a free service.(We take a fee from the office provider). If we find you a private leased office , you’ll pay us a % fee of your first years rent ( this is industry standard but our fee’s are far more competitive than the larger agents). Again, in every instance we will save you money and time.
  • We make sure your focus remains on whats important and team resources not wasted spending hours searching online often unsure of even where to start. We also promise to be transparent and will quite literally become part of your team through the entire journey.
  • We also take your details very seriously and wont share things like your phone number or email so as to avoid the overly keen salesman attempting to hijack the process!

  • No, we actually do everything and can provide managed leases, lease and even hybrid leases. We cover the full shebang!
  • Typically, you can group offices into three types: serviced (also known as fully-managed), private leases, and a new ‘hybrid’ model.
  • A serviced office is your ready-to-roll package. You usually pay per desk, and it’s one all inclusive cost per month, so you can move in with your desks and all the fancy extras waiting for you. You can easily scale up or down in size, so they’re brilliant for start-ups and scale ups. Typically you sign a 12 month contract, but it can be longer or shorter, and you’d need to pay a deposit between 1-3 months upfront.
  • Private leases are slightly different, in that you’re renting the space as a blank canvas, so you can kit it out exactly how you’d like and make your mark (which of course you’d need to budget for). Unlike a serviced office, you’re only paying the rent on the space, and so you’re responsible for paying business rates, service charge, internet and managing all the utilities separately. Typically you’d sign a much longer contract (think 3 – 10 years), and so it’s typically popular with more established companies.
  • The new and growing hybrid model offers the best of both worlds. It varies between each hybrid provider, but usually allows companies to take a space, and work with the provider to create a bespoke floor plan, and pay one inclusive price for internet and everything else. Essentially, a fully managed office that’s completely yours.

  • We can provide a serviced office within 24hrs if required ( subject to paperwork completed and payment received ). Lease offices typically take a few months , however some clients use serviced as a temporary solution and then move to private when this has been completed and ready !
  • Yes , yes and yes. We see this as one of the most important parts and will help with questions that need to be asked for peace of mind. Also , in our experience sometimes requirements change as what you thought you needed is actually very different so we can navigate accordingly!
